Look for measurable ways in which you outperform your competitors. Maybe you sell more homes in a particular neighborhood than most or any other agent in your market. Maybe you sell your listings much faster than average in your market. Maybe your average price is much higher because you focus on luxury homes. Or, maybe when you represent buyers, you negotiate a larger % off of the asking price compared to what's normal in your market. These things matter to individual buyers and sellers, and can save them thousands of dollars in some cases, and also helps show them why your services are valuable.Upvote

Here's how you can stand out as a self-employed real estate broker in a competitive market.
Exceptional service is absolutely necessary whether you are a 1 person brokerage or affiliated with an office of 500 agents, or nationwide brand with 100k+. Exceptional service falls almost solely onto the agent, not the brokerage, nearly 100% of the time. If you are a team leader or rainmaker and a customer has a bad experience due to the actions or inactions of one of your team members or employees, their experience still falls back onto you, and they'll be looking to you to make it right or take the blame. Having a clear understanding of customer expectations and implementing a follow up or feedback system to gain constructive input should be towards the top of any agent's business plan or to-do list.Upvote

Here's how you can enhance your negotiation skills as a leader in real estate to achieve successful outcomes.
Successful negotiators are good advisors. Simply understanding sales data and being able to read trend reports, or regurgitating the facts of the market, will not on their own make you a good negotiator. It's what you do with that information that will help you achieve the outcome you desired. An agent or real estate professional's ability to take the facts from their sales data and trend reports and TRANSLATE it into useful, client-centric insight that your audience understands and relates to. The key is in the translation step. When you translate facts and data into useful insight and valuable advice, you maintain control over the outcome.Upvote

What do you do if you want to master real estate market research and analysis?
Most MLS systems have CMA programs within them or that you can easily link to and import comps and sales data to. Do your own research and don't rely solely on the prices that the CMA program spits out. Or, if you do, also know how the price was calculated in case you need to make changes or adjustments when meeting with your client away from your computer. The CMA program can also be used as a tool to gather and organize the data and comps, then to present it to your customer in a format that is clean, organized, and professional in appearance. If your MLS does not have a CMA feature connected to it, there are 3rd party service providers, like CloudCMA, MoxiPresent, ToolKitCMA or others that you can subscribe to.Upvote

Real estate is no different from succeeding with any other business. It takes hard work, and there will be many long days, late nights, weeks without a day off, and holidays when you find yourself working. But, that can't be every week for months on end. If it is, stop! Take a step back and regroup, reorganize, revisit your goals and your big "why", regain control, and do it before you reach total burnout, affect your health, or damage personal relationships that you care about.Upvote
