Multimillion-dollar price tags usually come attached to massive mansions or luxury condos—but now, it’s becoming more common to find them in mobile home parks in enviable locations.

But, these aren’t just any trailer parks, as they’re more commonly known. For one, they usually sit on prime real estate. And the neighbors? They’re usually billionaires or A-list celebrities.

Prices in some of these parks can generally range from $1.5 million to more than $6 million, but that hasn’t put off buyers with that type of cash to spare.

“People who have this kind of money—and you have to pay cash—will tell me, ‘I can’t believe I just bought a $5 million mobile home,'” says Doug Echelberger of Inhabit Real Estate, who has several listings in San Clemente, CA.

If you’re curious about just how luxurious a mobile home can get, check out these listings in five of the most lavish mobile home parks across the U.S.

Montauk Shores, Montauk, NY

A mobile home in the Hamptons was recently listed for an astounding $3.2 million.

“The view is insane,” says listing agent Christine Sparacino, of Re/Max Sparrow Realty, of the pricey listing in Montauk Shores.

“Every surfer in New York wants to surf in Montauk. There’s a sense of community here, and it’s totally safe for kids to walk around. Some beach communities make you leave after October, but not this one. You can stay year-round.”

The home, at 100 Deforest Road, is four rows back from the shoreline and comes with two bedrooms, a full bath, spacious kitchen, living room, and outdoor shower. The deck is ideal for al fresco dining on those balmy summer evenings. You’re so close to the beach, you can hear the roar of the waves.

If you had the cash (literally the cash—you can’t get mortgages for a mobile home) for this mobile home, then you would also purchase the land underneath it. In general, mobile homes are often on leased land.

Community amenities include a clubhouse, pool, playground, and basketball court for an astonishingly cheap $150 monthly homeowners association fee.

And in case you want something more modern (the home was built in 1972), you can remove the humble abode and replace it with your choice of a pre-fab, as long as it is built out to no more than 900 square feet.

Believe it or not, this isn’t the most expensive mobile home in the park. In May 2023, another two-bedroom home in the community was listed for $4.9 million. (The price was eventually slashed to $4.4 million, and it has since been taken off the market.) In February 2023, another mobile home was sold for a record-breaking $3.75 million.

J. Darius Bikoff, the founder of Vitamin Water, reportedly has a home in Montauk Shores. And Jimmy Buffett famously got into a bidding war with a local (and lost).

Paradise Cove, Malibu, CA

Arguably the most famous trailer park in America is Paradise Cove in Malibu. Here, celebrities “slum it” in mobile homes to be close to some of the most expensive real estate in the world.

In 2019, fashion maven Betsey Johnson sold her small pink house here for $1.9 million; in 2018, former “Baywatch” babe Pamela Anderson unloaded her trailer for $1.75 million; and in 2016, songbird Stevie Nicks sold hers for $5.3 million.

Other A-list mobile beach home bums in Paradise Cove have included actors Matthew McConaughey, Minnie Driver, and Sarah Paulson.

What drives a beachfront mobile home’s price up is how close it is to the ocean, says Sparacino. A dozen feet toward the water could be worth another million.

Currently, the priciest listing in this Malibu community is a one-bedroom, one-bath home for $4.4 million, discounted from $5.3 million. Don’t forget the not-so-cheap $2,015 HOA monthly fee.

Billed as a “super cute cottage” only five houses from the bluff with no sightline of any homes across the street, it comes with a sleeping loft, dining area, wood-burning rock fireplace in the living room, porch, large back deck, and fenced backyard with mature avocado trees.

Smuggler Park, Aspen, CO

If you prefer snow to sun, then Aspen’s exclusive mobile community of Smuggler Park will be more your style. Currently, the priciest listing there is a $3.5 million four-bedroom, four-bath, stick-built home on Cottonwood Lane.

With vaulted ceilings with exposed beams, custom walnut cabinetry, Caesarstone quartz countertops, and Aspen Mountain views, this rustic charmer offers everything a snow bunny could want, including walking distance to trails and the downtown area.

Smuggler Park is the only neighborhood in Aspen that requires residents to live there for over six months, so there’s a community vibe, too. HOA fees run $4,380 a year and include snow removal, road maintenance, trash and compost, and cable TV.

The park, originally built for local workers, is a mix of modular, mobile, and conventionally built homes.

Listing agent Brittanie Rockhill, of Douglas Elliman, says the home was custom-built, and the windows were made so you can have mountain views unmarred by neighboring homes.

She says wealthy locals are starting to downsize from their multimillion-dollar mansions and relocate to the trailer park.

Point Dume Club, Malibu, CA

The priciest listing in another exclusive trailer park in Malibu, Point Dume, comes in at $1.5 million. The three-bedroom, two-bath abode on Heathercliff Road boasts ocean and mountain views, a large fenced yard, and a big outdoor deck.

The gated community includes a clubhouse, pool, spa, tennis court, and beach access. HOA fees are a pricey $2,965 a month.

But this might be a small price to pay to surf next to reported residents such as actors Julia Roberts, Robert Downey Jr., David Arquette, and Coldplay frontman Chris Martin.

Capistrano Shores, San Clemente, CA

Talk about a double wide!

This mobile home at 1880 N. El Camino right on the sand is listed for a jaw-dropping $6,395,000. If you’re thinking it doesn’t look anything like a mobile home, the agent swears it is.

“All homes have to be built to mobile home specs,” says Doug Echelberger of Inhabit Real Estate. The two-story, five-bedroom house with a guesthouse was built on a frame and chassis.

“Technically, you can move it,” he says. “That’s what they say, anyway. I’d like to see it.”

The property comes with 80 feet of beach frontage and views from San Clemente pier to the Dana Point Headlands to Catalina Island.

The home has lingered on the market for 260 days and seen five price cuts, but Echelberger insists this is what homes in this tony mobile home park sell for. He is also listing a $3.2 million home in the park.

“It’s a more affordable way to be beachfront in California,” says Echelberger, noting that a nearby house of comparable size was just sold for $9 million.
